Promoting a residentially led mixed use scheme of just over 1000 homes for LXB Limited in Truro where issues of viability and the quantum of affordable houses were in play.
Mary is familiar with Argus Financial appraisals as well as residual land valuations and the evidence required to stand behind such exercises including the treatment of the price of land.
LPA were seeking a higher percentage of Affordable Housing in later phases of development to make up for lower levels in earlier phases. Inspectors and the Secretary of State were satisfied that LXB’s affordable housing provision, secured by s.106 was appropriate.
